A rare private island offering has come to market in Southwest Florida: Buck Key, located just off Captiva Island, is listed at $13 million. The 14.38-acre property is the last privately owned parcel on an approximately 350-acre island where nearly all of the remaining land has been preserved.

The listing is represented by the mother-son team of LeAne Taylor Suarez, vice president and broker, and Alec Suarez, REALTOR®, both of John R. Wood Christie's International Real Estate.

Positioned in the sought-after Captiva 33924 area and surrounded by the Roosevelt Channel and Hurricane Hole, the property includes nearly 2,600 feet of shoreline, approximately 8.6 acres of uplands and a protected 10-acre lagoon, along with a 13-foot construction-grade entry dock already in place.

The land has changed hands and returned to the market over the decades and was at one point considered for acquisition through Lee County's Conservation 20/20 program. Today, it represents an increasingly rare opportunity in Southwest Florida: an untouched piece of coastal land within a largely preserved island sanctuary.

“Buck Key's preservation reflects a broader commitment to protecting Southwest Florida's natural resources for generations to come,” said Corey McCloskey, president of John R. Wood Christie's International Real Estate. “The majority of the island has already been preserved through the stewardship of the U.S. Fish & Wildlife Service, the Sanibel-Captiva Conservation Foundation and the State of Florida, working in partnership with Lee County's Conservation 20/20 program — a land acquisition and stewardship initiative dedicated to protecting natural areas for present and future generations. This listing offers a rare chance to be part of that legacy while shaping what comes next on the one remaining private parcel.”

“Buck Key represents a truly distinctive opportunity in today's market,” said LeAne Taylor Suarez. “It offers the rare ability to design and build a private coastal retreat at scale, with the flexibility to create something entirely bespoke in one of Southwest Florida's most desirable locations.”

The 10-acre lagoon provides a protected environment for moorage or potential seaplane access, and the island is characterized by lush tropical landscaping, including hundreds of mature coconut palms and native vegetation.

“With increasing interest in private, self-sustaining properties, Buck Key presents a compelling opportunity for buyers seeking a legacy investment or development potential,” Alec Suarez said. “Advances in modern building systems and infrastructure have made independent island living more achievable than ever, allowing for thoughtful, resilient design in a one-of-a-kind environment.”
